ICONPHUKET: what Phuket’s new landmark means for property buyers
ICONPHUKET, planned at Synthesis Ark Phuket in Si Sunthon, could bring major shopping and entertainment closer to Bangtao, Laguna, Pasak, Manik and surrounding areas. We explore what it could mean for everyday living, buyer preferences and property demand—and why access, competing supply and purchase price will shape the benefits.
- ICONPHUKET is planned within Synthesis Ark Phuket in Si Sunthon, with opening targeted for 2029.
- Residents around Bangtao and Cherngtalay could gain a closer alternative to trips to Central Phuket.
- Pasak, Manik, Bang Jo and Si Sunthon may become more appealing as inland amenities expand.
- Improved convenience could support property demand, but price growth is not guaranteed.
- Access, property quality, purchase price and competing supply remain essential considerations.
A major shopping trip from Bangtao often comes with a familiar calculation: when to leave, how bad the traffic might be and how much of the day to set aside for Central Phuket.
Boat Avenue and Porto de Phuket have made everyday life around Cherngtalay more convenient. But for a broader choice of shopping and entertainment, many residents still head south.
ICONPHUKET could change that routine—and give buyers a new perspective on where to live in Phuket.
Planned within Synthesis Ark Phuket in Si Sunthon, Thalang, the development would bring a major new destination within reach of Bangtao, Laguna, Cherngtalay, Pasak, Manik and Bang Jo.
Its most lasting influence may be on the residential areas around it. As amenities develop inland, the balance between beach proximity, space and everyday convenience could begin to shift.
What Is ICONPHUKET?
Siam Piwat, the developer behind Siam Paragon and a joint owner of ICONSIAM, has announced a THB 10 billion investment in ICONPHUKET, with opening targeted for 2029.
The project is planned to combine retail, entertainment and attractions within Synthesis Ark Phuket, the wider mixed-use development by CV Group. The broader master plan includes residences, offices, hotels, education and wellness facilities, with its first phase targeted for completion in 2032.
These are separate milestones. ICONPHUKET’s planned opening comes before completion of the wider first phase.
For residents, the eventual mix of shops, restaurants, attractions and services will determine how often they use it. For property buyers, the location is already worth understanding.

Where Will ICONPHUKET Be Located?
Synthesis Ark Phuket is located on Thepkrasattri Road in Si Sunthon, Thalang, along the main corridor connecting Phuket International Airport and Phuket Town.
This places ICONPHUKET inland from the west coast, relevant to homes around Manik, Si Sunthon, Bang Jo, Pasak and Cherngtalay, as well as Bangtao, Laguna and Layan. Households around Paklok and Cape Yamu may also gain another shopping and leisure option.
For many northern residents, the practical difference would be having a substantial destination accessible through this part of the island, without continuing south towards Central Phuket.
Final entrances and road arrangements will matter. The journey from an individual home should be checked rather than relying on broad travel-time claims for an entire neighbourhood.
A Beach Lifestyle With More Everyday Choice
Phuket is easy to enjoy on holiday. Living here throughout the year asks more of the island.
Families need somewhere to go when heavy rain rules out the beach. People working full-time want shopping and services that fit around their schedules. Second-home owners staying for several months need more than a good restaurant and a sea view.
ICONPHUKET has the potential to broaden that everyday experience.
For someone living in Bangtao, it may mean fewer journeys south. For a family in Pasak, another weekend destination. For residents in Manik or Si Sunthon, a wider range of amenities within practical reach.
These changes are less dramatic than the architecture, but they are what make a place easier to call home.
Central Phuket would remain an important destination. The benefit would be having a choice about when the longer journey is necessary.
Why Pasak and Manik Belong in the Conversation
When people first consider buying property in Phuket, their search often begins with a beach name.
Once they start viewing homes, the decision becomes more detailed. They compare gardens, privacy, school routes, supermarkets and what their budget buys in different locations.
That is where Pasak and Manik become particularly relevant.
Pasak: Adding to an Established Villa Area
Pasak is an important part of the residential market behind Bangtao and Cherngtalay.
For buyers considering a villa here, the appeal often lies in combining a residential setting with access to the coast and existing amenities. ICONPHUKET would add another destination to that mix.
The benefit is straightforward: more choice around a home that already suits daily life.
However, Pasak is not one uniform location. Different sois and estates offer different access, surroundings and standards of maintenance. A new landmark will not erase those distinctions.
The strongest homes would be those that retain privacy and a comfortable residential environment while connecting easily to both existing amenities and the new development.
Manik: Reconsidering the Inland Trade-Off
Manik presents a different calculation.
Buyers considering an inland villa may be willing to accept a longer beach journey in exchange for the space, setting or price of a particular home. Additional amenities nearby can make that trade-off more attractive.
For a permanent resident, the beach may be a weekend activity. Shopping, work and family routines happen throughout the week.
If ICONPHUKET makes those routines easier, some buyers may place greater value on a well-connected inland location.
That would strengthen the case for considering Manik alongside coastal areas. The individual property’s roads, drainage, surroundings and access would still determine whether it is a good place to live.
Bang Jo and Si Sunthon: Access Will Shape the Benefit
Bang Jo and Si Sunthon deserve attention because the wider development could change how surrounding locations function.
More shops, services and workplaces may improve convenience. Additional visitors could also bring busier roads.
A home on a quiet street with straightforward access may benefit differently from one beside a heavily used approach road.
For buyers, proximity should be judged through the experience of getting there—and the experience of coming home afterwards.
A slightly longer drive may be a worthwhile compromise if it preserves peace, privacy and a pleasant residential setting.
What About Bangtao, Laguna and Layan?
For Bangtao and Laguna, ICONPHUKET would add to an established lifestyle offering.
The beach, restaurants and existing shopping areas would remain central to their appeal. A major destination inland would broaden the options available to residents.
For people living in Layan, the attraction may be more amenities within reach while retaining a quieter home environment.
Surin, Paklok and Cape Yamu may also benefit, depending on access from the individual property.
Across these areas, the development’s value would come from how well it fits into residents’ lives. A landmark can attract attention immediately; becoming somewhere people use regularly takes more.
Will ICONPHUKET Increase Phuket Property Prices?
A successfully delivered project could support demand for well-connected homes nearby. That is a reasonable possibility, rather than a guaranteed outcome.
Better amenities give people more reasons to choose a location. For some inland homes, that may broaden the pool of interested buyers. For established residential areas, it may reinforce their existing appeal.
The effect on prices will depend on several factors: what is delivered, how access works, how much competing housing is built and what buyers have already paid.
There is no reliable basis at this stage for attaching a specific percentage increase to surrounding property values.
Rental Demand May Broaden
The wider Synthesis Ark development could attract people working in retail, hospitality, offices and related businesses.
Some may seek accommodation nearby, supporting demand for suitable apartments and family homes. Their budgets and preferences would determine which parts of the rental market benefit.
Additional employment does not automatically translate into higher rents for luxury villas. Investors still need to identify the likely tenant and compare realistic income with ownership and operating costs.
Asking Prices May Move Before the Benefits Arrive
Announcements can influence seller expectations before a development opens.
A property may already be priced to reflect anticipated future growth. In that case, the buyer is paying today for improvements that have yet to become part of daily life.
Compare the home with similar properties under current conditions. The development should strengthen the purchase case without being the only reason it makes sense.
What Matters When Buying Property Near ICONPHUKET?
A more attractive neighbourhood does not make every home within it a better purchase.
Build quality, privacy, drainage, maintenance, ownership arrangements and ongoing costs will remain important. More development can also introduce more competition from newer villas and condominiums.
For buyers, three questions are particularly useful:
- Does the home work for your life today? Consider the routines you will follow most often, rather than only the places you visit on holiday.
- Does the price stand up against comparable properties? Separate current value from expectations about future development.
- Will it remain appealing when you eventually sell? Think about the next buyer and the alternatives they will have.
Our Phuket property resale guide, the Anan Exit Test, explores that final question in more detail.
How ICONPHUKET Could Change Northern Phuket
The most interesting change may be in how people choose their location.
Beach proximity will always matter to many buyers. But a broader range of inland amenities could make space, privacy and practical access more influential in the decision.
That brings Pasak, Manik, Bang Jo and Si Sunthon more firmly into the conversation alongside Bangtao, Laguna, Cherngtalay and Layan.
The outcome will depend on delivery and infrastructure. A destination that is impressive to visit must also work well for the communities around it.
If ICONPHUKET delivers that balance, its influence could extend beyond shopping. It could help make more of northern Phuket a practical, appealing place to live throughout the year.
