Completion Day
Completion day is when ownership of your Phuket property officially changes hands. Knowing what to expect makes the day itself far less daunting.
Where Completion Happens
Ownership transfer is registered at the local Land Office (Phuket has its own Land Office branches covering different districts of the island), where an official records the change of ownership or the registration of a long-term lease against the title.
What Typically Happens on the Day
- Final balance of funds is transferred and confirmed, along with the transfer fee and any applicable taxes.
- Buyer and seller (or their authorised representatives, such as lawyers holding power of attorney) attend the Land Office together.
- Officials verify identity documents, the title deed, and supporting paperwork, including foreign exchange documentation for foreign freehold buyers.
- The transfer or lease registration is recorded, and the buyer receives an updated title deed or registered lease document.
- Keys and, where applicable, access cards, remote controls, and utility account details are handed over.
Who Needs to Be There
Many buyers choose to grant power of attorney to their lawyer to attend on their behalf, which is common and generally straightforward, particularly useful if you cannot be physically present in Phuket on the day. If you do attend in person, bring your passport and any documents your lawyer has advised you to carry.
After Completion
Once transfer is complete, remember to update utility accounts into your name, register with the condominium juristic person or villa estate management if applicable, and keep copies of all registration documents in a safe place.
