The north of the island — the airport, the luxury west coast, two national parks and the historic heart of Phuket, across nineteen very different areas.

41 places mapped in this area
Families, luxury buyers and anyone who values a short airport run.
From Bang Tao and Layan north to Nai Thon, Nai Yang and the eleven kilometres of Mai Khao.
Inside the district — 10 to 25 minutes from most addresses.
Green, spacious and increasingly the centre of gravity for Phuket property.
Phuket runs a dry season from November to April and a green, wetter monsoon from May to October. It is warm all year - rain arrives in short heavy bursts rather than grey days.
Thalang is the largest of Phuket’s three districts and, over the last two decades, the one that has drawn the most investment. It runs coast to coast across the north of the island: the resort beaches of Bang Tao, Layan and Surin on the west, the protected sands of Nai Thon, Nai Yang and Mai Khao further north, the historic town and inland villages in the middle, and the calm bay water of Pa Khlok and Cape Yamu on the east.
What unites them is the airport, which sits inside the district. From most Thalang addresses you are ten to twenty-five minutes from the terminal, which matters enormously to owners who come and go. Add the international schools clustered here and the range of stock from village houses to headland villas, and it is easy to see why so much of the island’s recent growth has happened north of the Kathu hills.
Thalang holds more distinct areas than the other two districts combined. Bang Tao, Laguna, Layan, Cherngtalay, Boat Avenue, Pasak, Pru Champa and Bluetree form the developed west-coast belt; Ban Don, Bangjo, Khok Tanote, Si Sunthon and Thep Krasattri make up the inland value corridor; Nai Thon, Nai Yang and Mai Khao run north along protected coast; and Pa Khlok and Cape Yamu face the bay on the east.
Prices vary by a factor of ten across that spread, and a fifteen-minute drive can change the proposition entirely. Each area has its own guide below.
Everything we would actually point a client towards — restaurants, beach clubs, schools, clinics, markets and services — mapped and filterable.

Thalang was Phuket’s capital, and the island’s defining story happened here: the 1785 defence against a Burmese siege led by two local women, commemorated by the Heroines’ Monument that still marks the district’s main junction.
Tin shaped everything afterwards. The mines behind the west coast were worked until the industry collapsed, and the land they left was rehabilitated from the 1980s into the Laguna estate — the project that turned the north-west into what it is today.
Two of them, and they behave differently. The west faces the Andaman with open surf beaches, monsoon swell and sunsets; the east faces Phang Nga Bay with mangrove, flat water year-round and the marinas. Buyers who want to swim look west; buyers who want a boat increasingly look east.
Boat Avenue is the district’s dining centre with the widest international range on the island outside Phuket Town, backed by beach clubs along Bang Tao and excellent, cheap local kitchens throughout the inland villages and the eastern shore.
Porto de Phuket and the Cherngtalay strip serve the west; Si Sunthon and Thalang town carry the practical trade — supermarkets, hardware, vehicles and services — for the whole north of the island.
UWC Thailand sits centrally in the district and is a major reason families choose the north. Clinics are spread through Cherngtalay and Thalang; the major private hospitals are in Phuket Town, twenty-five to forty-five minutes depending on where you start. A car is assumed everywhere except Boat Avenue.
The Heroines’ Monument marks the 1785 siege of Thalang, when two local women rallied the defence against a Burmese invasion.
The lagoons and fairways behind Bang Tao are rehabilitated mining pits, replanted over four decades.
Sirinat protects the northern coast and Khao Phra Thaeo the inland forest — which is why the north still has empty beaches.
It depends on the priority. Beach and services: Bang Tao, Layan, Surin. Family value: Bangjo, Pasak, Si Sunthon. Quiet and protected: Nai Thon, Nai Yang, Mai Khao. Boats and privacy: Cape Yamu and Pa Khlok. Each has its own guide.
Parts of it are the most expensive on the island; other parts are among the cheapest. The west coast strip and the headlands command a premium; the inland corridor does not.
The airport is inside the district. Most addresses are ten to twenty-five minutes away — a genuine advantage over the south.
UWC Thailand sits centrally and is the main draw for families in the north. Other international schools are towards Phuket Town, thirty to forty-five minutes away.
Both routes are available across the district — condominium units in foreign freehold where a building has capacity, and villas held via registered long lease with ownership of the building. Which applies depends entirely on the property.
West for beaches, sunsets, restaurants and services. East for calm water, boats, privacy and lower prices. They are twenty to thirty minutes apart and feel like different islands.
