Managing the Middle of the Transaction
As soon as terms are agreed, we set out the route to transfer: the documents each side must produce, the sequence in which they are needed, who is responsible for each step and a realistic timetable with the land office appointment at the end of it. Everyone involved — buyer, seller, both lawyers, the juristic person, any lender — works from the same schedule rather than their own assumptions.
From there we chase. Reservation agreements and deposits, the sale and purchase contract, title documents, house registration papers, company records where a structure is involved, certificates of no outstanding common area fees, utility account settlements and the letters of consent that a management company can take weeks to issue if nobody asks twice. Most delays in a Thai property transaction are administrative rather than substantive, and they respond to persistence.
We also keep the money in sequence. Incoming funds need to arrive from overseas correctly documented, foreign exchange certification must be in place where it is required for registration, existing mortgages have to be scheduled for discharge on the day, and the cashier’s cheques for the transfer have to be drawn in the right names and amounts. Any one of these left to the final morning can cost you the appointment.
Transparency, and a Single Point of Contact
You deal with one person throughout. They know the file, they know what is outstanding, and they will give you a straight answer about whether the sale is on track. You receive regular updates whether or not there is progress to report — silence during a transaction is what makes sellers anxious, and it is usually a sign that nothing is being chased.
Where a sale runs into a genuine obstacle, we tell you early and set out the options rather than allowing a deadline to pass and then explaining why. Some problems can be solved with a document, some with a renegotiation, and a few mean the transaction should not proceed. Knowing which is which, quickly, is what protects your position.
The legal work itself is carried out by the parties’ own lawyers, and the transfer is registered at the land office by them. Our role is coordination: making sure every prerequisite is in place, in time, so that the appointment happens as scheduled and completes in a single visit.
