Phuket runs a dry season from November to April and a green, wetter monsoon from May to October. It is warm all year - rain arrives in short heavy bursts rather than grey days.
Kata is the west coast’s most likeable middle ground: a wide bay with real surf in the green season, a village behind it with restaurants and shops that stay open year-round, and a headland separating it from Kata Noi — a smaller, steeper, far quieter bay that many people prefer.
Behind both, the land climbs sharply, and the hillside addresses here command some of the best views on the island. The combination of a working village, two beaches and elevation is what keeps buyers coming back to this stretch.
Kata sits on the south-west coast below Karon, with Kata Noi immediately south over a small headland and the Kata viewpoint above it on the road to Nai Harn. Chalong is fifteen minutes inland and Phuket Town around thirty.
The airport is a long run at roughly fifty minutes.

Kata developed early as a beach village and grew steadily rather than explosively, which is why it retains a village centre rather than a strip. Kata Noi, hemmed in by headlands and steep ground, was largely left to a single resort and a handful of properties.
The surf culture here is long-standing — the green season swell has drawn boards for decades and now supports competitions.
Kata is open and west-facing with reliable green-season surf and good dry-season swimming. Kata Noi is smaller, steeper and noticeably calmer, with clearer water. Both carry monsoon currents from May to October — respect the flags.
A good spread through the village: Thai kitchens, seafood, Italian, cafes and a handful of bars. Prices sit between Kamala and Patong, and enough stays open in low season to matter.
Supermarkets, pharmacies, banks and clinics in the village cover daily life; larger shopping is towards Chalong or Phuket Town, twenty to thirty minutes.
International schools are fifteen to thirty minutes towards Chalong and Phuket Town. Clinics are local; hospitals around thirty minutes. The village is walkable but the hills are not — a car is needed.
Kata is open and social; Kata Noi, over the headland, is smaller and much quieter. Five minutes apart.
The monsoon swell that closes other beaches is exactly why the boards come out here.
The road south to Nai Harn passes the viewpoint over Kata, Kata Noi and Karon.
Kata for a village with services and life around you; Kata Noi for quiet, clearer water and a smaller bay. Kata Noi has very little stock and commands a premium for it.
Kata is busy in high season, though nothing like Patong, and quietens markedly in the green season. Kata Noi stays calm year-round.
Both routes exist — condominium units in foreign freehold where a building has capacity, and hillside villas held via long lease or other lawful structures.
From May to October the currents are genuinely dangerous on many days. In the dry season the swimming is excellent.
Phuket restricts building on elevated and sloping land, and the limits tighten with height and gradient. Permissions must be verified before any hillside purchase.
For the village, no. For the hills, the airport and the rest of the island, yes.
