Tourist Visa Guide
Most people see Phuket for the first time on a tourist entry, and a good number buy on that basis before moving to a longer visa. It is worth understanding what a tourist entry does and does not allow.
Visa exemption
Many nationalities can enter without applying for a visa at all, receiving a stamp on arrival valid for a set number of days. The allowance depends on your passport and has changed more than once in recent years. An extension is normally available once from an immigration office inside Thailand.
Single-entry and multiple-entry tourist visas
A single-entry tourist visa obtained from an embassy before travel gives a longer initial stay than most exemptions and can usually be extended once. The multiple-entry version is valid for six months and permits repeated entries, each granting a fresh stay, which suits people making several viewing trips before committing.
The limits
Tourist status does not permit work of any kind in Thailand, including unpaid work. Repeated back-to-back tourist entries attract scrutiny at the border, and immigration officers have discretion to refuse entry to someone who is plainly living in Thailand on tourist stamps. If Phuket is becoming your base, move to a visa built for it.
What it means if you are buying
There is no legal barrier to buying property while in Thailand as a tourist — purchase and immigration status are separate matters. The practical friction is time. Bank accounts, transfer appointments and financing are all easier with a longer-term visa, and the transfer itself has to happen when you are physically present at the Land Office.
