Phuket runs a dry season from November to April and a green, wetter monsoon from May to October. It is warm all year - rain arrives in short heavy bursts rather than grey days.
Layan is what Bang Tao looks like once you take the beach clubs away. The bay at its northern end is sheltered by a headland, the sand is quieter than anywhere south of it, and the land behind rises into wooded hills that have kept development low, spread out and largely invisible from the road.
That topography is the point. Layan sells elevation and privacy — villas set into the slope with wide sea views, reached by their own drives — and it does so while remaining ten minutes from the supermarkets and restaurants of Cherngtalay.
Layan occupies the northern end of the Bang Tao coastline, where the beach curves into a headland and the Sirinat national park boundary begins. Nai Thon is over the hill to the north, Bang Tao and Boat Avenue ten minutes south.
The airport is around eighteen minutes away, which is quicker than almost any comparable address.

Layan stayed undeveloped far longer than the coast to the south, protected by its hills and by the national park boundary at its northern edge. For years it was a beach you drove past.
Luxury development arrived in the 2000s and has stayed low-density: a resort at the beach and hillside villa estates behind, rather than a commercial strip.
Layan Beach is a sheltered curve at the top of the Bang Tao sand, with calmer water than the open stretch to the south and a lagoon behind it. It is quiet even in high season. Monsoon surf and currents still apply from May to October.
A few beach restaurants and resort dining, plus excellent simple Thai food at the northern end of the bay. For range you drive ten minutes to Boat Avenue — which most residents do.
Nothing substantial on the doorstep. Porto de Phuket and Villa Market are ten minutes south and cover everything.
UWC Thailand is about fifteen minutes inland. Clinics are in Cherngtalay; the major hospitals are a long run at forty minutes to Phuket Town. A car is essential given the hills.
Elevation is why Layan villas command sea views that flat Bang Tao addresses cannot offer at any price.
The boundary of Sirinat runs along the northern edge, which limits what can ever be built there.

They are steep in places and demand a car with some pull. They also drain fast, which is an advantage in the rains. Access and road ownership are worth verifying on hillside plots.
The beach, and not much else. This is a drive-to-everything address, which is the trade for the seclusion.
Phuket restricts building on elevated and sloping land, with limits tightening as height and gradient increase, and the national park boundary is close. Hillside plots here need their permissions checked carefully — we treat that as essential rather than optional.
