The headland between Kamala and Surin — a short stretch of cliff carrying some of the most valuable private villas in Thailand.

Buyers at the very top of the market who want privacy, elevation and an uninterrupted sea view.
The cliff road between Kamala and Surin, high above the Andaman.
About 35 minutes.
Private, gated and vertical. Gates and hedges rather than streets.
Phuket runs a dry season from November to April and a green, wetter monsoon from May to October. It is warm all year - rain arrives in short heavy bursts rather than grey days.
The nickname is not marketing. This short stretch of cliff between Kamala and Surin holds a concentration of ultra-prime villas unmatched anywhere else in Thailand, and the reason is entirely geographic: the land rises steeply straight out of the sea, so almost every plot commands a wide, uninterrupted westward view over the Andaman.
Properties here are large, architect-designed and heavily private, often with their own access, staff accommodation and multiple pools. They trade infrequently and in a market of their own.
The headland separates Kamala from Surin, with the coast road climbing over it. Both beaches are around five minutes down; Patong is twenty minutes south and the airport thirty-five north.
There is no commercial development on the headland itself — it is residential and resort only.
Everything we would actually point a client towards — restaurants, beach clubs, schools, clinics, markets and services — mapped and filterable.

The cliff was largely undeveloped until the 2000s, when a handful of landmark villas demonstrated what the elevation could deliver. Prices followed, and the stretch acquired its nickname from the international press.
Development remains sparse by design — the topography, the access constraints and the price of land all limit how much can ever be built here.
Steep, wooded cliff falling to rocky shore, with the sea open to the west. There is no beach on the headland itself; the sand is at Kamala and Surin at either end. Sunsets are the daily event.
Resort restaurants on the headland, with the dining of Surin five minutes north and Kamala five minutes south. Most households here also cook privately or employ staff.
Nothing on the headland. Kamala and Surin cover daily needs; larger shopping is fifteen to twenty minutes away.
International schools are fifteen to thirty minutes depending on the campus, and the major hospitals are around thirty-five minutes in Phuket Town. A capable car is essential given the gradients.
Elevation straight out of the sea is what separates this headland from every other address on the coast.
A small number of properties, held long term. Most sales here happen quietly rather than on a portal.
Kamala to the south, Surin to the north, and no through traffic in between.
Scarcity and elevation. There is a finite amount of cliff, the views are unobstructed and unrepeatable, and the properties are among the largest private homes in the country.
Not on the headland itself. Kamala and Surin are each about five minutes away.
Villas on land, generally held through registered long leases with ownership of the building, or other lawful structures. Given the values involved, the structuring here deserves careful independent legal advice — we arrange it as standard.
Not always. Phuket restricts building on elevated and sloping land and the limits tighten with height and gradient. Any land purchase here must have its permissions verified first.
Yes, though everything is a drive and the roads are steep. Most owners here are seasonal, with staff maintaining the property between visits.
Yes, and one that handles gradients comfortably.
