Why people choose Cherngtalay
Cherngtalay is the name on the map that contains most of what buyers actually mean when they say Bang Tao or Laguna. It runs from the beach back through Boat Avenue and into the village, temple and back roads inland, and that spread is exactly why it works: you can buy at three quite different price points inside one area.
Move a few minutes back from the sand and the same conveniences apply — the same supermarket, the same restaurants, the same school run — at a materially lower cost. A great many long-term residents have made precisely that calculation.
Where it sits
Cherngtalay occupies the coastal shoulder of Thalang district, with Bang Tao and Layan beaches on its western edge, Boat Avenue running through the middle and Si Sunthon inland to the east. The airport is around twenty-two minutes north.
The village centre, with its temple, school and morning market, sits behind the commercial strip and is where the area’s daily life still happens.

Cherngtalay in detail
A short history
Cherngtalay was a fishing and farming sub-district until the Laguna developers reclaimed the mined-out land behind the beach in the 1980s. The resorts came first, then the services to support them, then the housing for the people running both.
The village itself has stayed intact through all of it, which is why the area still has a centre of gravity that is not a shopping mall.
The beach and the coastline
Bang Tao Beach forms the western edge — six kilometres of open sand with beach clubs at the southern end and quiet stretches north. Layan continues around the headland. Swimming is comfortable November to April and rough during the south-west monsoon.
Eating and drinking
Boat Avenue covers international dining and cafes; the village and the back roads cover Thai cooking at a third of the price. The Friday night market is the weekly fixture for the whole area.
Shopping and everyday errands
Porto de Phuket and Villa Market for the weekly shop, the morning market for produce, and banks, clinics and pharmacies along the strip. Practically speaking this is one of the best-served areas on the island.
Schools, healthcare and getting around
UWC Thailand is around eight minutes inland. Clinics are close at hand; the major hospitals are in Phuket Town, about thirty-five minutes. A car is expected, though the inner parts of the area are walkable.

What is the difference between Cherngtalay and Bang Tao?
Cherngtalay is the sub-district; Bang Tao is the beach and the strip behind it. Every Bang Tao address is in Cherngtalay, but plenty of Cherngtalay addresses are several minutes inland and priced accordingly.
Is it a good place for families?
One of the best on the island. UWC Thailand is minutes away, the area is low-rise and green, and everything a household needs is close.
Can a foreign buyer own here?
Both routes exist: condominium units in foreign freehold where the building has capacity within its permitted allocation, and villas usually held on a registered long lease with ownership of the building. Which applies depends on the property, and we confirm it in writing early.
How busy does it get?
The strip and the beach are busy from December to March and noticeably quiet in the green season. The residential roads behind stay calm year-round.
Is it good for renting out?
Yes, and more consistently than purely beachfront addresses because the services keep tenants here in low season too.
Do I need a car?
For most addresses, yes — though anything near Boat Avenue can manage on a scooter for daily life.
