Why Proper Transfer Matters

For foreign freehold condominium purchases in particular, Thai law requires that the purchase funds be remitted into Thailand from abroad in foreign currency. The receiving Thai bank then issues documentation confirming the funds entered the country for the purpose of buying property, and this documentation is required by the Land Office to register foreign ownership. Skipping or mishandling this step can cause delays or complications at completion.

Choosing How to Transfer

Buyers can transfer funds via their home bank directly to a Thai bank, or through a specialist foreign exchange provider. Specialist currency transfer services often offer more competitive exchange rates and lower fees than a traditional bank transfer, along with the ability to lock in rates in advance, which can be useful given how much currency movements can affect the final amount you need to send for a large purchase.
