A sale that collapses in Phuket usually collapses on documents, not on price. Getting yours in order before listing removes most of that risk.

The title deed

The chanote is the strongest form of title and the one buyers and their lawyers will expect. Confirm the name on it matches the seller exactly, that boundaries and area match what is being marketed, and that there are no registered mortgages, servitudes or other encumbrances you have forgotten about.

For condominiums

You will need the unit title, the house registration book, and a debt-free certificate from the juristic person confirming common-area fees are settled. If the buyer is foreign, the building must have room in its 49% foreign quota, and the juristic person confirms that in writing.

For villas and land

Building permits, the house registration book, and evidence that the structure matches what was approved. Where the land is held through a lease or a company, the underlying documents will be examined closely and should be assembled early.

Utilities and outstanding charges

Electricity, water, estate fees and any management agreement need to be current and transferable. Arrears are discovered at the worst possible moment.

Use an independent lawyer
