Branded Residences in Phuket
A branded residence carries a hotel name, and with it the operator’s standards, staff and booking machinery. On Phuket the category is small and concentrated: almost everything genuinely branded sits inside the Laguna estate on the north-west coast, under the Banyan Tree group and its sister brands.
What the brand is actually selling you
Three things, in descending order of reliability. First, service standards you can predict — the same housekeeping, security and maintenance the hotel runs, which matters enormously when you are not here. Second, a rental programme with real distribution: the operator fills rooms through channels an individual owner cannot reach. Third, a resale story, because the name travels and buyers recognise it.
What to read carefully
The rental split is the number that decides your return, and it varies far more than the headline yield suggests. Ask how gross becomes net: management fee, marketing levy, replacement reserve and the cost of putting the unit back to brand standard between guests all come out before you see anything.
Then ask how long the brand is contracted to stay. A licence has a term, and when it lapses the residence keeps the building and loses the name. Ask what happens to fees and to your rental agreement if the operator changes, and whether owners have any say in it.
Owner use is not unlimited
Most programmes cap how many nights a year you may occupy your own property, and some restrict which nights — peak season is exactly when the operator wants the inventory. If you intend to use the place for a month over New Year, confirm that is permitted before you buy, not after.
