Heat, humidity, salt air and heavy monsoon rain expose poor workmanship quickly, and a villa that photographs perfectly can still be hiding a decade of deferred maintenance. What an Inspection Covers

A full inspection looks at the building from the roof down. Structure and visible movement, roof coverings and flashings, external render and paintwork, window and door seals, terraces and balustrades — all the elements that take the brunt of tropical weather. Inside, the inspector examines finishes, joinery, evidence of damp or water ingress, and the ceilings and cupboards where leaks tend to reveal themselves first.

The services matter just as much. Electrical distribution and earthing, water supply, pressure pumps and storage tanks, hot water systems, drainage and waste, and the air-conditioning installation throughout. For villas with a pool, the inspection covers the shell and tiling, circulation and filtration plant, heating where fitted, and the safety of the surrounding surfaces.

You receive a written report with photographs, findings set out plainly, and defects grouped by urgency — what needs attention before completion, what should be budgeted for in the first year, and what is simply normal wear for a building of that age in this climate. Where remedial work is identified, the report gives you a factual basis to negotiate a price adjustment or ask the seller to put it right.
