Every property in Phuket needs work eventually, and arranging it from another country is where most owners lose patience. Quotations that never arrive, work that starts and stops, and nobody on site to say whether it was done properly. Everyday Repairs, Handled Without You Chasing

Most requests are small and urgent: a leak, a tripping circuit, a pool pump that has stopped, a door that no longer locks, a broken tile, an appliance that has failed. We arrange the right trade, get access, obtain a quotation where the cost warrants one, supervise the work and confirm it is finished properly. You approve the spend and receive the invoice and photographs; you do not spend a week on the phone.

Phuket’s climate produces a predictable set of problems, and knowing them in advance saves considerable money. Water ingress at roof junctions and window seals after heavy rain, corrosion of fittings and metalwork near the coast, damp and mould in rooms that are closed up, blocked drains after leaf fall, and the steady attrition of sun and salt on external paint and timber. Catching these early is the difference between a repair and a rebuild.

For owners who are away for months at a time, we combine repairs with regular inspection so that faults are found by us rather than discovered by you on arrival. A small leak identified in July is a straightforward job; the same leak found in December has usually taken a ceiling with it.


Renovation Projects, Properly Managed

Larger works are run as projects. We define the scope with you, obtain comparable quotations from contractors we have worked with before, and set out a programme with costs, stages and a realistic completion date — realistic being the operative word during the monsoon, when external work simply takes longer. Where permits or approval from a juristic person or estate management are required, those are obtained before work begins rather than after a complaint.

During the works you receive regular progress reporting with photographs, and payments are released against completed stages rather than in advance. We inspect at each stage, hold the contractor to the specification, and manage the snagging at the end so that the project is genuinely finished rather than abandoned at ninety per cent — the point at which unsupervised renovations in Phuket habitually stall.
