Utility Management for Phuket Homeowners
Utility accounts are a small administrative matter until you are eight thousand kilometres away, the bill is in Thai, the payment window has passed and the water has been disconnected. We take on the routine administration of the accounts a Phuket property carries: electricity and water, internet and telephone, cable or satellite services, refuse collection, and the common area fees or estate charges payable to a juristic person or management company. Bills are collected, checked, paid on time and recorded, and you receive a consolidated statement rather than a stream of individual demands in a language you may not read.
Checking matters as much as paying. Electricity in a villa with air-conditioning and a pool is the largest running cost most owners face, and a bill that jumps without explanation usually means something real — a pool pump running continuously, an air-conditioning unit left on in an empty room, a leaking toilet cistern, or an underground water leak that would otherwise go unnoticed for months. We compare consumption against the property’s normal pattern and investigate when it moves.
Where accounts are still registered to a previous owner, a developer or a former tenant — which is extremely common after a purchase — we arrange the transfer into the correct name, recover or transfer deposits where possible, and make sure the meter readings at handover are recorded properly so you are not paying for somebody else’s consumption.
Setting Up, Changing and Reducing
For new owners we arrange connections and account openings from the start: electricity and water in your name, an internet service appropriate to how you will use the house, and the registration of the property with the estate or juristic person. For those letting a property, we make sure the accounts are configured so that guest usage is properly attributed and the bills continue to be settled between tenancies.
We will also look for savings where they exist. Tariffs and package options change, internet contracts are frequently left on legacy pricing for years, and common area fee statements occasionally contain charges that should not be there. None of this is dramatic individually; across a villa held for a decade it is worth a considerable amount.
