The housing is mostly modern pool villas on modest plots. It suits buyers who want low maintenance and high convenience rather than acreage, and it holds its value on exactly that basis.
The pocket sits inland of the Bang Tao coast road in Cherngtalay, a few minutes from Boat Avenue in one direction and the Pasak estates in the other. The beach is around eight minutes and the airport twenty.
It has no commercial frontage of its own, which is what keeps it quiet.

Like the rest of inland Cherngtalay, this was plantation land developed piecemeal as the coastal strip filled. Most of the housing dates from the last fifteen years and was built for permanent residents rather than holiday lets.
Its small size has kept it coherent — there is no room for anything large-scale to arrive now.
Compact, low-rise and residential, with a mix of gated estates and individual villas. Streets are narrow and quiet, and the area is small enough that people know their neighbours — unusual for this part of the island.
Boat Avenue is three to five minutes away and handles everything, from coffee to the Friday night market. A few local Thai kitchens sit closer still.
Villa Market and Porto de Phuket are minutes away. Practically speaking this is as convenient as Phuket gets outside the strip itself.
UWC Thailand is around eight minutes. Clinics and pharmacies are on Boat Avenue; hospitals are in Phuket Town, thirty-five minutes. A scooter covers daily life; a car covers the rest.
