Whether you are buying a resale villa, a new condominium, or an off-plan unit close to handover, a thorough property inspection helps you understand exactly what you are getting before you commit to completion.

What an Inspection Covers

  • Structural condition: Foundations, walls, roofing, and any visible signs of settling, cracking, or water damage.
  • Building systems: Electrical wiring, plumbing, air conditioning, and, for villas, pool equipment and pumps.
  • Finishes and fittings: Tiling, paintwork, doors, windows, and fixtures, checked against what was promised in the sale listing or specification sheet.
  • Common areas: For condominiums, the condition of shared facilities, lobbies, pools, and grounds maintained by the juristic person.
  • Compliance: Confirming the built structure matches approved plans and permits, particularly important for villas built without full documentation.

Resale vs New Build vs Off-Plan

Resale properties benefit from a general practical inspection to catch wear, maintenance issues, or hidden defects. New builds and off-plan units approaching handover are typically checked against a snagging list, a documented record of defects or unfinished items the developer agrees to fix before or shortly after handover. Requesting a formal snagging inspection before signing off on handover is one of the most effective ways to make sure minor issues get resolved while the developer still has an incentive to act.

Who Should Inspect

For a straightforward villa or condo, a careful walk-through with your agent is often sufficient to catch obvious issues. For larger or more complex properties, or where you have any concerns, engaging an independent building inspector or engineer to produce a written report can provide extra confidence, particularly for buyers who cannot be on-site in person throughout the process.
