Making an Offer

Once you have found a property you want to buy, the next step is making a formal offer. Knowing how offers work in the Phuket market helps you negotiate confidently and move the process forward smoothly.

How Offers Are Typically Made

Offers are usually submitted through your agent, either verbally as an initial indication of interest or in writing once terms start to firm up. A written offer typically states the proposed price, any conditions (such as subject to a satisfactory inspection or lawyer’s review), and a proposed timeline for reservation and completion.

What Happens After You Offer

The seller may accept, reject, or counter your offer, and negotiation can continue over price, included items (furniture, fittings, appliances), or timing until both sides reach agreement. Once terms are agreed, the next step is usually signing a reservation agreement and paying a reservation deposit to take the property off the market while due diligence and the full sale and purchase agreement are finalised.

Tips for a Strong Offer

  • Base your offer on comparable sales and time-on-market data for similar properties, which your agent can help pull together.
  • Be clear about any conditions upfront (financing, inspection, legal review) rather than raising them after acceptance.
  • Clarify exactly what is included in the price, particularly for furnished villas, so there is no ambiguity later.
  • Understand the reservation deposit terms before you pay one, including what happens to the deposit if due diligence reveals a problem.

Off-Plan Offers

For off-plan units, “offers” often take the form of reserving a specific unit at the developer’s current release price, sometimes with limited room for price negotiation but more flexibility around payment schedule or included upgrades.
