Phuket is far more mountainous than its beach reputation suggests. A granite spine runs the length of the island, and the hills that produce the sea views also produce a quieter, cooler proposition that costs considerably less.
Why the hills are cheaper
Land inland and uphill has never carried the premium that coastline does, so the same budget buys noticeably more house, more plot, or both. What you trade is the walk to the sand and, on some plots, the drive: a steep access road is normal here, and it is the first thing to test in the wet season rather than in January.
The climate is genuinely different
Elevation brings breeze and drops the temperature a degree or two, which sounds trivial and is not — it is the difference between running air conditioning through the afternoon and opening the doors. Hillside properties also sit above the mosquito line in many spots, and away from road noise entirely.
What to check on a slope
Retaining walls and drainage are the two things that decide whether a hillside house ages well. Ask when the walls were built and whether they were engineered or improvised, and look at where surface water goes in a downpour. Ask about the water supply too: some hillside plots are on borehole rather than mains, which is workable but worth knowing before rather than after.
Green outlooks are also less permanent than they look. Find out whether the slope opposite is protected, privately owned, or zoned for building.
