Why people choose Kathu
Kathu is Phuket’s smallest district and contains its greatest extremes. On the coast sits Patong, the island’s resort capital, with the deepest rental market and the densest concentration of everything. Ten minutes north, Kalim offers sea view condominiums with a headland between them and the noise. Further on, Kamala is a genuine village with a school and a temple, and above it the Millionaire’s Mile cliff carries some of the most valuable homes in Thailand.
Behind all of it, the Kathu valley is green, suburban and central — fifteen minutes from Patong, fifteen from Phuket Town and ten from the island’s largest shopping centres.

Kathu in detail
A short history
Kathu was the centre of Phuket’s tin industry, and the valley’s lakes are flooded workings. The Chinese labour that came for the mines brought the traditions behind the Vegetarian Festival, which remains one of Thailand’s most striking annual events.
Patong, meanwhile, was a plantation bay until backpackers arrived in the 1970s. Its growth since has been rapid, dense and largely unplanned — the opposite of the master-planned north.
The coast
Three bays in quick succession: Patong, wide and busy; Kalim, rocky and elevated; Kamala, broad and family-friendly. All west-facing, all subject to monsoon surf and currents from May to October, and all with sunsets that explain a good deal of the island’s property market.
Eating and drinking
Patong carries the greatest range on the island outside Phuket Town, along with its only concentrated nightlife. Kalim’s coast road holds several of the area’s best restaurants, and Kamala and the valley cover local Thai cooking at local prices.
Shopping and everyday errands
Patong has a full mall and comprehensive services; the valley sits ten minutes from the island’s largest shopping centres. Practically speaking, this district is very well supplied.
Schools, healthcare and getting around
International school options sit in and around Patong and within reach of the valley, with more towards Phuket Town. The major private hospitals are fifteen to thirty minutes from most of the district. Patong is walkable; everywhere else needs a car, and the hill roads demand a capable one.

Is Kathu just Patong?
No — Patong is one of five areas. Kamala is a family village, Kalim a quiet condominium strip, Millionaire’s Mile ultra-prime, and Kathu City a green inland valley. They have very little in common.
Is it a good district for investment?
Patong has the strongest short-let yields on the island and the longest season. The valley offers steadier long-let demand at lower entry prices.
How far is the airport?
Thirty-five to forty-five minutes depending on the area — the longest of the three districts, and worth weighing if you fly often.
Can a foreign buyer own here?
Kathu has the island’s deepest condominium stock, particularly in Patong and Kalim, so foreign freehold is frequently available where a building still has capacity. Villas are generally leasehold structures.
Is Patong too much?
For living, the centre is intense. The northern end, the hillsides and Kalim give you the convenience at a comfortable remove — which is what most residential buyers here choose.
What about the valley?
Kathu City is the practical choice: central, green, close to hospitals and schools, and considerably cheaper than the coast. You drive fifteen minutes to a beach.
