DTV Visa Guide

The Destination Thailand Visa, introduced in 2024, is the route most remote workers and long-stay visitors now ask us about. It is a five-year multiple-entry visa that allows a long stay per visit without the annual renewal cycle of a retirement or business visa.

How it works

The DTV is issued for five years and allows multiple entries. Each entry permits a stay of up to 180 days, which can typically be extended once inside Thailand for a further 180 days. You leave and re-enter to reset the clock, which is why it suits people who travel regularly rather than those who never leave.

Who it is aimed at

Two broad groups. The first is remote workers employed by or contracting with companies outside Thailand — the visa does not permit working for a Thai employer. The second is people coming for extended activities such as Muay Thai training, Thai cooking courses, medical treatment or cultural study. Dependants can usually be included.

What is usually asked for

Applications are made from outside Thailand and generally require evidence of funds held in your name, proof of the qualifying activity (a remote employment contract, a course booking, a treatment plan) and the usual passport and photograph requirements. Financial thresholds and documentary standards vary between embassies, which is the single most common source of surprise.

What it means if you are buying

The DTV gives you long, flexible presence in Thailand, which makes viewing trips, renovation oversight and rental management far easier. It does not change what you can own. Foreign ownership still runs through condominium freehold, leasehold or a properly structured company — your visa status and your ownership route are separate questions.
