Can foreigners really own property in Thailand?
Yes. Foreigners can own condominium units outright in freehold title, subject to a 49% foreign-ownership cap per building. Villas and land are typically accessed through long-term leasehold or similar structures, since direct foreign land ownership is generally not available. Do I need a lawyer?
We strongly recommend independent legal representation for every purchase. A lawyer verifies the title, checks the seller’s right to sell, and reviews your contracts, protecting your interests separately from the agent and seller.
How much do I need to budget beyond the purchase price?

Can I get a mortgage as a foreign buyer?
Some Thai banks offer mortgages to foreign buyers, mainly for condominiums, though eligibility and terms vary by bank and by your residency status. Many international buyers instead finance their purchase from their home country. See our Financing Options guide for more.
Is buying off-plan safe?
Off-plan purchases can offer good value and flexible payment schedules, but they carry construction and developer-related risks. Can I rent out my property?
