Pricing Your Property

Pricing is the single decision that most determines how long a sale takes. Overpricing does not test the market; it fatigues it.

What the comparables actually are

The relevant comparison is what has sold, not what is listed. Asking prices in Phuket include a great deal of aspiration, and a villa that has sat unsold for two years at a given number is evidence of the wrong price, not the right one.

The factors that move the number

Location and access, land size and tenure, sea view and how protected that view is, build quality, age and condition, and rental history if the property is income-producing. Tenure matters more than many sellers expect — a freehold condominium and a leasehold villa with fifteen years remaining are valued on completely different logic.

The cost of starting high

The first four to six weeks generate the most enquiry, because the pool of active buyers sees the property as new. A price that deters them wastes that window, and later reductions read as weakness rather than opportunity.
