None of this should depend on a buyer knowing to ask. It ought to happen on every transaction, regardless of how confident the buyer feels or how straightforward the deal appears.

Overlooking this step is, by some distance, the most common source of regret among overseas buyers in Thailand. Problems that surface later, an unclear title, an unresolved debt, are almost always ones that a proper check would have caught before contracts were signed.

Local market knowledge that goes beyond listings

There is a difference between an agent who can name a district and one who knows a specific development: how a particular soi floods in the wet season, which buildings have had management disputes, why one road within Laguna commands a premium over another a few hundred metres away.

An agency claiming to cover all of Phuket equally is rarely as useful as one with granular knowledge of a smaller patch, in our case Bang Tao, Cherngtalay, Layan and Laguna. That depth shapes realistic pricing and sound negotiation, not just persuasive marketing.

Support that continues after the sale

For many buyers, particularly those living overseas, the transaction is the easy part. What follows — renting the property out, coordinating maintenance, keeping paperwork current — is where an agency’s real value either shows up or quietly disappears.

An agent who vanishes after the transfer of ownership has left the harder half of the job undone. Ownership in Thailand tends to bring ongoing, practical needs: rental management, tradespeople for repairs, and renewal of paperwork connected to the property.

Before signing with any agency, ask plainly what happens after completion. Is there a long-term rental team. Who do you call when something needs fixing while you are abroad. The answer says as much about the agency as anything discussed before the sale.
