Land Title Types
Not all Thai land documents are equal. The type of title attached to a plot determines what you can legally do with it, how strong your rights are, and how easily it can be transferred, mortgaged, or built on. Understanding these categories is one of the first things any buyer looking at land or a landed villa should do.
Chanote (Nor Sor 4 Jor)
The Chanote is the strongest and most complete form of land title in Thailand. It is surveyed and mapped using GPS-referenced boundary markers registered with the Land Department, giving the clearest legal certainty over exact boundaries. Chanote land can be freely bought, sold, leased, or mortgaged, and is the title type most buyers should look for when evaluating land or a villa that includes land.
Nor Sor 3 Gor and Nor Sor 3
These are lesser title types that confirm a right of possession and use rather than full, precisely surveyed ownership. Nor Sor 3 Gor has had a preliminary survey and can generally be upgraded to a Chanote through a formal process. Plain Nor Sor 3 land has weaker boundary certainty and typically requires a public notice period before it can be transferred. Both can still be bought and sold, but with more procedural steps and, in some cases, more risk around boundaries.
Sor Kor 1 and Other Possessory Documents
Sor Kor 1 is simply a notification of possession, not a title deed at all. It cannot be registered or transferred at the Land Office in the same way as the documents above, and land held only under this status carries meaningfully more legal uncertainty. We generally advise buyers to be cautious with any property that does not yet hold at least a Nor Sor 3 Gor.
Why This Matters
- The title type affects financing, insurability, and ease of eventual resale.
- Boundary disputes are far less likely on properly surveyed Chanote land.
- Upgrading a lower title type to Chanote is possible in many cases but takes time and professional handling.
