Transferring a substantial sum to another country, for a property you may have seen only once, requires a great deal of trust. Escrow removes the need for that trust to be blind. How Escrow Protects Both Sides
In an escrow arrangement, the purchase funds are held by an independent third party rather than passing directly between buyer and seller. The conditions for release are set out in advance and in writing — typically the successful registration of the transfer at the land office, the discharge of any existing mortgage, or the completion of a defined construction milestone. When those conditions are satisfied, the funds are released. When they are not, the money remains where it is.
For a buyer, that removes the most uncomfortable moment in an international purchase: sending a large sum abroad before ownership has been secured. For a seller, it provides equal reassurance that the funds genuinely exist and are committed, rather than relying on an assurance that a transfer is on its way. Both parties can proceed to the land office knowing the other side has performed.
Escrow is particularly valuable in off-plan purchases, where payments are staged over months or years against construction progress. Tying each release to a verified milestone keeps the developer’s incentives aligned with your interests for the whole duration of the build, rather than only at the start.
Arranged Through Regulated Providers
Anan Property Group does not hold client money. Escrow is arranged through licensed escrow providers and Thai law firms operating regulated client accounts, and the escrow agreement is a contract between you and that provider. Our role is to introduce a suitable provider, make sure the release conditions in the agreement reflect what was actually negotiated, and coordinate the timing so that the escrow, the contract and the transfer appointment all line up.
We also help with the practicalities that surround the transfer. Funds used to purchase property in Thailand generally need to arrive from overseas in foreign currency and be properly documented on receipt, since that documentation matters both for registering the purchase and for repatriating proceeds when you eventually sell. Getting the paperwork right at the point of transfer avoids considerable difficulty years later.
Not every transaction requires escrow, and we will tell you when the additional cost and time are not justified. Where a purchase involves an unfamiliar counterparty, a staged payment schedule, or a property with a mortgage to be discharged at completion, it is usually money well spent.
