Curated Open House Events for Phuket Properties

Part 6 of 9

Some homes sell from photographs. Others need to be stood in — the ones where the view, the breeze through the living space or the quiet of the street does the persuading. At Anan Property Group, we run curated open house events that bring qualified buyers to a property at the moment it shows best.

Curated, Not Crowded

An open house at this end of the market is not a public viewing. Attendance is by invitation and by appointment, drawn from our registered buyers, the agents who represent clients relocating to Phuket, and the specific enquiries a property has already generated. Guests are pre-qualified, so an owner is welcoming people who could genuinely buy rather than opening their home to browsers.

Timing is chosen with the same care. We schedule for the hour at which the property is most persuasive — late afternoon at a west coast villa where the sun sets over the water, mid-morning at a hillside home before the heat builds, evening at a residence whose lighting and terraces come into their own after dark. In the wet season we plan around the weather rather than against it.

The property is prepared properly beforehand: staged and dressed, pool and gardens in order, lighting adjusted, air-conditioning brought down to temperature well in advance, and refreshments arranged in keeping with the house. Where an owner is living in the home, we manage the preparation so the disruption is limited to a single afternoon.

Hosted by People Who Know the Answers

Every event is hosted by an Anan agent who knows the property in detail and can answer the questions that decide a sale — tenure and what it means for a foreign buyer, annual running costs and common area fees, the age and condition of the plant, rental performance, planning on neighbouring land, and how long the drive really takes to the airport at eight in the morning. Vague answers cost sales; we make sure ours are specific and honest.

Afterwards, every attendee is followed up individually and their feedback is collected and passed to you unedited. That feedback is often the most valuable output of the whole exercise: consistent comments about a price, a layout or a particular room tell you far more about the market’s view of your property than any amount of speculation.

For sellers who prefer discretion, the same approach works privately. We regularly arrange small, unadvertised viewing events for two or three genuinely interested parties, with no public marketing and no sign of a sale at the gate.

Bringing the right handful of people to a property on the right afternoon is often what turns interest into an offer. Anan Property Group organises, hosts and follows up open house events so that your home is seen at its best by buyers who matter.
