Thai Mortgages for Foreigners
Some Thai banks offer mortgage products to foreign buyers, typically for condominium purchases, though eligibility criteria tend to be stricter than for Thai nationals and may depend on factors such as your residency status, income documentation, and the specific bank’s current lending policies. Interest rates, loan-to-value ratios, and required down payments vary by lender and should be discussed directly with the bank or a mortgage broker who works with international buyers.
Home-Country Financing
Many international buyers instead choose to finance their purchase through a mortgage, equity release, or line of credit in their home country, then transfer the funds to Thailand for the purchase. This approach can offer more familiar terms and paperwork, though it means the loan is secured against assets outside Thailand rather than against the Phuket property itself.
Developer Payment Plans
For off-plan and new-build projects, developers frequently offer staged payment plans tied to construction milestones, allowing buyers to spread the purchase price over the building period rather than paying the full amount upfront. Bringing Funds Into Thailand
For freehold condominium purchases in particular, funds generally need to be remitted from abroad in foreign currency, and the receiving Thai bank will issue documentation (commonly referred to as a Foreign Exchange Transaction certificate for larger amounts) confirming the funds entered Thailand for the purpose of a property purchase. This documentation is required at the Land Office when registering foreign freehold ownership, so it is important to structure your transfers correctly from the start.
