Private Island Pool Villas at Villa Escape, Coconut Island
Set on the northern cape of Koh Maphrao, Villa Escape is a collection of just eight private pool villas in a quiet waterfront setting a short boat ride from Phuket.
With access by sea rather than road, the project has a very different feel from a conventional Phuket development. From Laem Hin Pier, the island is approximately ten minutes by boat, placing owners within easy reach of Phuket Town, marinas, international schools and the airport while still returning home to a far more secluded environment.
The villas are designed by architect David John Barclay, whose previous work includes Island Escape by Burasari on Koh Maphrao as well as projects associated with Mandarin Oriental and Banyan Tree.
Both villa types are arranged as a series of separate pavilions around landscaped courtyards and water. Arrival is through a pond courtyard before opening into the main living and dining pavilion, which connects directly to the private swimming pool and outdoor areas.
Bedrooms are positioned separately for greater privacy, while a dedicated service block allows staff and household operations to remain removed from the main family spaces.
The villas are delivered with built-in kitchens and appliances, wardrobe systems, Toto sanitaryware, private swimming pools and landscaping, along with a private speedboat for transfers between the island and mainland.
Furniture, curtains and textiles are available separately through optional furnishing packages, while buyers also have some flexibility to adjust layouts provided larger changes are agreed before the main purchase contract is signed.
With only eight villas planned and one already sold, Villa Escape is designed as a small-scale private residential enclave rather than a large resort development.

Ownership
For foreign buyers, the proposed structure combines freehold ownership of the villa building with a registered 30-year land lease, with contractual renewal provisions for two additional 30-year periods.
Thai buyers may purchase under a freehold structure.

Sinking fund: THB 1,000 per sqm, one-time
Optional management: THB 70 per sqm per month
Reservation fee: THB 500,000
Transfer fees: approximately 1.1% for leasehold and 2% for freehold
Investment Programme
The developer is offering a 7% rental guarantee for three years, together with a stated 100% buy-back option in year seven, subject to the terms and conditions of the developer agreement.
Location
Koh Maphrao sits just off Phuket’s east coast and offers a quieter alternative to the island’s busier residential areas.
From Laem Hin Pier, Boat Lagoon Marina and the Heroine Monument are approximately 15 minutes away, Phuket Town and British International School around 20 minutes, Phuket International Airport and Central Phuket approximately 30 minutes, and Patong around 40 minutes.
The island setting means daily life here is naturally more private and removed — access to the mainland begins by boat, which is a major part of the appeal for buyers looking for genuine separation from Phuket’s busier areas.
