Regular Property Inspection Reports in Phuket
The most useful thing an absent owner can receive is evidence. Not an assurance that the villa is fine, but photographs, readings and a dated record of what was actually seen. At Anan Property Group, we produce regular property inspection reports so that owners know the true condition of their Phuket home between visits.
What Each Inspection Covers
An inspection follows the same route every time, so that reports can be compared meaningfully from one month to the next. Externally: roof and gutters where visible, render and paintwork, windows and seals, terraces and balustrades, boundary walls and gates, drainage and any standing water, and the condition of the garden and pool surrounds. Internally: every room checked for damp, mould, leaks, insect activity and signs of intrusion.
The systems are checked and run rather than merely looked at. Water pressure and pumps, hot water, drainage and traps, electrical supply and the consumer unit, air-conditioning units started and observed, pool plant and water condition, and any alarm, camera or gate automation. Meter readings are taken and recorded, and post is collected and reported.
You receive a dated written report with photographs, laid out consistently and written plainly. Anything requiring attention is separated into what is urgent, what should be scheduled, and what is simply worth watching — with an indicative cost where we can give one, so that a decision can be made without a further round of questions.
Why the Record Matters
In this climate, small faults escalate quickly and quietly. A blocked drain becomes water against a wall, a failed seal becomes a stained ceiling, and a fortnight of unnoticed damp becomes mould through a wardrobe of clothes. Regular inspection is the mechanism that catches these while they are still inexpensive, and the photographic record shows exactly when a problem began.
That record has other uses. Insurers commonly require unoccupied properties to be inspected at defined intervals, and a documented schedule protects a claim that might otherwise be refused. Owners letting their property use inspections to establish condition at the start and end of a tenancy. And when a property eventually comes to be sold, a consistent maintenance history is a genuine asset in a market where buyers are rightly cautious about how a house has been looked after.
These services are arranged and facilitated by Anan Property Group, with attendance and specialist checks delivered by our trusted network of associates where appropriate. Inspection frequency is set to how the property is used — typically monthly for homes left empty for long periods, and more often through the monsoon when problems appear fastest.
Peace of mind is worth very little without evidence behind it. Anan Property Group provides that evidence, on a schedule, with photographs and a clear account of anything that needs your decision.
