Retirement Visa Guide

The retirement visa is the most established long-stay route into Thailand and the one most of our older buyers hold. It is available from age 50 and is renewed annually from inside the country.

The two versions

The Non-Immigrant O based on retirement is the common route, obtained in Thailand or at an embassy and extended year by year. The Non-Immigrant O-A is issued abroad, gives a longer initial permission and carries additional conditions, including mandatory health insurance and a police clearance certificate. There is also an O-X for certain nationalities offering a longer term.

The financial test

You must show either a deposit held in a Thai bank account in your own name, a monthly income from abroad, or a combination of the two. The deposit has seasoning rules — it must sit in the account for a set period before and after the application — and immigration will want to see the money is genuinely yours rather than parked. Thresholds are set in baht and are periodically revised.

Ongoing obligations

Retirement status is not a one-off. You report your address to immigration every 90 days, you re-qualify financially at each annual extension, and you need a re-entry permit before leaving the country or the extension is cancelled. None of it is difficult, but all of it has deadlines.

What it means if you are buying

A retirement visa makes you resident enough to open accounts, hold utilities and manage a property comfortably, but it confers no ownership rights of its own. Buyers on this route almost always hold a condominium in foreign freehold or take a long lease on a villa.
