Foreigners can own a condominium unit freehold, but villas and land are typically held through long-term leasehold or similar structures, since direct foreign land ownership is generally not available. So the structure matters as much as the villa. Before you commit, every cost is set out in writing: transfer fees, taxes and how they are split, lawyer’s fees, common-area fees and the sinking fund. If a promise matters, such as a rental guarantee, a completion date or furniture included, we put it in the contract.
